ZFA has provided structural engineering services for the building located at 135 Mississippi St. in San Francisco for two separate projects. The latest tenant improvement was completed in 2023 and involved converting a three-story, 27,000-square-foot, 1920s commercial building to a space for life science laboratories and offices. The scope included new interior, non-structural partitions and screen walls, re-supporting the ground story mezzanine using CastConnex exposed connections, installation of freezers and tanks to serve the laboratory spaces, trenching at the ground floor slab-on-grade for new utilities, new openings in the elevated slabs for vertical shafts, and a new rooftop mechanical platform.
Prior to this effort, ZFA was involved in a modification of the two-story, wood-framed addition that had been added to the south side of the building. That project was completed in 2012 and included modifying the framing of the second floor to concrete over metal deck supported by steel framing, while also re-supporting a portion of the existing wood roof framing with new steel beams.
