This reinforced concrete project includes a 78,000-square-foot, four-story (including basement) warm shell building with two stories of life science space for a laboratory and offices. These upper two levels are C-shaped in plan and frame around a 3,600-square-foot landscaped patio above the ground floor. The ground floor and basement levels, which house a total of 86,000 square feet of parking and maintenance areas, are roughly square in plan. The structure is framed with reinforced concrete slabs, columns, and walls, with select interior concrete walls providing resistance against seismic forces. The basement is supported on a mat slab that ranges from 1.5 to five feet thick.
Parking for the facility includes below-ground parking accessed by a vehicle ramp to the basement and ground level parking with a two-tier stackable parking system on each side of a central drive aisle. The typical floor-to-floor height of the structure is approximately 15 feet, whereas the ground floor is 17 feet tall to accommodate the tiered parking system. Tenant space, event space, utility rooms, and the building lobby are located on the south end of the ground level.
