This project includes a new 120,000 square foot, three-story bank headquarters office building with an open full-height atrium lobby, and attached two-story bank branch. ZFA’s team of engineers, as SEOR, designed the structure for this new building that comprises structural steel construction with concrete and metal deck floors, metal deck roof, cost effective metal joist roof trusses, and moment frame earthquake resisting systems for maximum flexibility for future office space configurations. Early coordination with the architect outlining the structural grids and frame locations was instrumental in moving the project forward quickly with appropriate construction cost controls. Additionally, a geotechnical liquefaction risk under part of the building posed a design and construction issue to the team which was best resolved through analysis of multiple systems with the geotechnical engineer and the contractor. Terra Cotta sunscreens and wall elements supported by cantilevered structural steel systems provide a breathtaking design statement for this building. The relationship and constant communication between the design team and the General Contractor are significant factors in the success of this project, particularly considering its fast-tracked schedule.
