Chestnut Ave Residence

Located on a sloping site in Sonoma County, the Chestnut Residence project involved a remodel and addition to an existing 1,200-square-foot, partial two-story structure. The original residence was built in 1982 and this renovation modernized the aesthetic with new finishes, large windows, and an open floorplan. The second story of the existing structure was demolished, and two new stories were built on the remaining first floor and foundation. The total area for the remodel and addition was 5,000 square feet.

The addition includes a garage built into the hillside at the lowest level with an underground hallway connecting to the new lower level, which includes a pool house, wet bar, and bathrooms. At the main level, a new entry foyer and porch were added, creating an open living area that utilizes both new and existing floor space. Finally, an upper level was added, consisting of the primary bedroom, bathroom, laundry area, and rooftop deck.

The structure features dramatic cantilevered overhangs at the roof, decks, and awnings with clerestory and full-height window walls providing a prominent view of the Sonoma Valley. The roof and floor framing consist of plywood sheathing on engineered lumber, supported by wood-framed walls and wood and steel beams. The lateral system is a combination of wood shear walls and steel moment frames. Moment frames were provided at the second and third levels along the north side of the building to accommodate the full-height glazing, allowing for expansive views of the surrounding landscape.
