ZFA worked closely with Ratcliff Architects and Swinerton to transform an existing four-story concrete building into a new, all-electric outpatient center for UCSF. Having invaluable knowledge of the original building design (a ZFA project completed in 2018) allowed our team to work efficiently and collaboratively to ensure the structure was adequate for its new use.
The tenant improvement scope included a large amount of new medical equipment installed on the second floor through the roof for patient services, including imaging, an operating room, and oncology functions. The heaviest equipment was concentrated at the roof, with a new steel rooftop platform and penthouse supporting over 170,000 pounds of new equipment.
The existing building consisted of 12” thick concrete floor slabs and special reinforced concrete shear walls. Floor slabs were analyzed for new equipment loads and openings/penetrations to serve updated mechanical, electrical, and plumbing systems. Existing shear walls were locally analyzed, as required, where additional load to the shear walls exceeded thresholds per the California Existing Building Code.
ZFA’s inherent knowledge of the structure, as well as our collaboration with the design and construction teams, led to the LEED Gold certified project being completed five weeks ahead of schedule.
